We are a semi-custom home builder, meaning you have freedom to make changes to our existing floor plans. You can opt for our standard features or update to some of our premium features. Want a larger patio? No problem. We are here to listen to your ideas and make them a reality. A qualified architect will help ensure all updates are structurally sound and your vision becomes reality.

Do I need to have land already, or can you help me find a lot?

Have a lot already? We can assess the land and help determine which floorplans can be built on it. Need a lot? We can leverage local realtors to help find one that meets your specifications. We recommend that before purchasing a lot, we walk it together to determine hidden costs like septic needing to be replaced or major land work to get ready for your dream home — so there are no surprises.

Are you licensed and insured? Can you provide references?

Yes, we are fully licensed and insured. Every professional on your site carries worker's compensation, and we exclusively partner with licensed, bonded subcontractors who meet our high standards for quality. We would be happy to connect you with some of our previous customers for a reference.

How much does it cost per square foot to build a custom home?

A typical build ranges between $235–$265 per square foot for standard features. We use a real-time pricing model and proprietary budgeting software, giving you a line-item view of your project so you can see exactly how premium upgrades impact the bottom line — without hidden markups.

We provide a total cost per square foot for your exact build during the design phase. Premium options may increase the price, but we will provide an estimate when selecting any items that go over budget. We provide a line-by-line itemized budget so you can easily see where each modification or premium upgrade impacts the bottom line.

We do not provide financing, but we can offer referrals to lenders and explain other options for securing a construction loan.

While we are well known for our Modern Farmhouse aesthetic — incorporating elements like shiplap, matte black trim, and walnut accents — we are builders first. You are the boss; we can adapt our expertise to any style you prefer.

How does the design process work? How many revisions do we get?

We work closely with you and can customize any of our floorplans to suit your needs. Once the final plans are done we can still do revisions to the build, but there may be additional cost to make changes once the architectural diagrams are drawn.

How long does it take to build a custom home from start to finish?

This depends on the time it takes to create the design and get permits from the city. Typically, once the plan is approved, it is about 5–6 months from slab to keys.

Who will be managing my jobsite day-to-day?

A dedicated One Source project manager oversees your build from foundation to keys. We leverage a trusted network of local contractors with a proven track record of exceptional craftsmanship on our previous builds.

What happens if I want to make changes during construction (Change Orders)?

We can always handle change orders along the way. These may or may not change the timeline depending on the change. We discuss any changes along the way and are clear on the effect to the build timeline and cost. We want to be as upfront and clear as possible so you do not run into surprises.

How are decisions regarding weather delays or material shortages handled?

Paradise does have its weather storms and days when work has to stop. We have multiple sources for material and always do our best to order ahead of time, but there could be unknowns that affect material shortage or cost. You will always be informed if there is a delay in your project. We provide a customer portal where you can see the timeline and any delays.

What kind of warranty do you offer on your homes?

Our warranty includes a standard 1 year for workmanship, 2 years for mechanicals, and 10 years for structural.
