What moves the price

Six things that push your number up or down

Lot conditions

Slope, soil, access, tree work, retaining walls, and how much site prep your parcel needs before a foundation can be poured.

Square footage & layout

Larger homes cost more in absolute dollars but often less per square foot. Two-story plans save on foundation and roof but add framing complexity.

Finish level

Our base spec is already premium. Upgraded tile, custom cabinetry, specialty appliances, and high-end fixtures move the per-sq-ft number up.

Site work & utilities

Septic vs. sewer, well vs. district water, propane vs. natural gas, and the distance from utilities at the road all matter.

Permits & fees

Butte County building permits, school fees, and any required engineering reports are passed through at cost.

Fire-rebuild factors

Defensible space, hardened materials, and updated WUI code requirements specific to rebuilds on the Ridge.

Updated WUI code

Current Wildland-Urban Interface code requires hardened materials — Class A roof, ember-resistant vents, tempered glass, and defensible space. Already in our base spec.

1 year of fire insurance

Qualifying rebuild buyers get up to one year of paid fire insurance included — one less thing to figure out while you're getting back on your feet.
